Why Rochester’s Suburbs Are Seeing Record Demand in 2025 (Pittsford, Brighton, Fairport, Webster)

Pittsford, Brighton, Fairport & Webster shattered 2025 sales records. Top schools, new construction, and the NYC/Buffalo exodus explained.
While the city neighborhoods get the Instagram love, Rochester’s suburbs quietly had their best year ever in 2025 — and 2026 is already shaping up to be even stronger.
Greater Rochester Association of Realtors (GRAR) reports that the four core eastern/southern suburbs — Pittsford, Brighton, Fairport, and Webster — closed 14.3% more sales than 2024 and accounted for 41% of all Monroe County transactions over $350,000. That’s a bigger market share than the entire City of Rochester combined.

The Four Big Reasons Suburbs Won 2025

Remote Work + NYC/Buffalo Exodus

U.S. Census Bureau shows net in-migration of 4,200 households from downstate & Erie County 2020–2025 — most targeting top school districts.

New Construction Finally Caught Up

After a decade of under-building, 1,126 new permits were issued in 2025 — highest since 2006.

School Rankings Matter More Than Ever

Niche's 2025 rankings: Pittsford #1, Brighton #4, Fairport #7, Webster #11 in entire New York State.

Insurance & Safety Premium

Suburban flood risk is dramatically lower than city river neighborhoods → 15–25% lower homeowners insurance.

What Buyers Are Saying (Real 2025 Quotes)

2026 Outlook: More of the Same — But Act Fast

GRAR economists predict another 10–12% sales increase in suburbs in 2026, with prices rising 6–8% — still moderate compared to national 9–11% forecasts. Inventory of new builds will peak in spring 2026, then drop sharply — meaning winter 2025–2026 is the last "buyer's window" before competition returns.
